<div>They&#8217;re great because of several reasons::</div>

<li>It&#8217;s a great way to get buyers more info, in an easy format &#8211; i.e. 123MapleSt.com &#8211; and the domain is only ~$10.87/year, money well spent if you promote the domain.</li>
<li> If you do it right, and install Google Analytics (free), you then have fanstic ammo should you need to ask for a reduction. You have clear stats in black and white to tell the seller &#8220;the market is telling us it&#8217;s not seeing enough value for the price and I interpret this as&#8230;.&#8221; &#8211; notice &#8220;the market is telling us&#8221;, not &#8220;you should&#8221; or &#8220;I would&#8221; &#8211; you&#8217;re the weatherman, you don&#8217;t make the weather, you just intepret and predict reality. Anyway, the numbers won&#8217;t lie, if you set it up right.</li>
<li>They show other potential listers you&#8217;re tech savvy (even if you&#8217;re not)</li>
<li>They help you get better performance out of other ads i.e. print ads by making it easy to get immediate info.</li>
<li>Good ones can be formatted for iPhones etc. (ours are by default), which these days, is most likely if the client is driving by or seeing a newspaper ad (remember those?). BUT, when it comes to SEO Search Engine Optimization, you _need_ to put all your eggs in one basket. It&#8217;s competitive, and you need to focus your efforts to stay on top.</li>

<div>Here&#8217;s the trick: Get a blog (Like come with http://realestatemarketing.me/the-6-pillar-system ), where you have absolute control over the URL name and the SEO functions, create the single property page as YourDomain.com/123-Maple-Lane and on the GoDaddy (or any registrar) side, setup a 302 redirect from 123Maple.com to redirect to YourDomain.com/123-Maple-Lane. This will then &#8220;pass through&#8221; the &#8220;SEO juice&#8221; to your main site, causing your main website to rank higher, since google will basically recognize the redirect and view it as a &#8220;backlink&#8221; &#8211; much needed in helping you be #1 on google.</div>

<div>Our 6 Pillar System + Blog + &#8220;Google Dominator&#8221; system launches soon, but this trick works with any good website system wherein you have absolute control over the URL structure, as the right URL makes a big difference in your web position, also, if using a blog, it should really support either multiple themes within one blog (not common) or variable headers and/or variable templates so you can have your single-property website &#8220;live&#8221; within your main website. Last, ideally, it allows google analytics or some other analytical reporting for just that section of the website, so you can show a seller how many interested people were there vs. the visits vs. the total pool of active buyers.</div>

New Feature in SwiftCRM: CSV import&#8230; this means you can upload, say, 1,000 leads for you and your sales team to call through, or assign each record a unique reference code, and when the prospect calls in just search for their unique code and it&#8217;ll call up their file. Slick, eh? It works, it&#8217;s online, and it&#8217;s free with any other purchase (for now..til about Christmas). This means you can import your whole Outlook address book, or get title company leads..or from any other data source. I&#8217;ll make a demo video this week, but it works great now. </span></div>

<div><span style="font-family: Arial">By the way, we just added &#8220;indexing&#8221; to make the sales opportunity load pretty much instantly.. a few clients have imported thousands of records each for the sales team to dial through, and it was dogging the system. That&#8217;s now fixed!</span></div>

<div><span style="font-family: Arial">3. Get more leads: TV Ads: The Primer&#8230; so finally, after dancing around it a year, we&#8217;re finally getting into semi-customizable TV ads. Cost is $799 (email me for scripts), custom high-end, high-def real-actor shoots with nice logos, etc&#8230; once you have the creative, you have 2 choices:</span></div>
<div><span style="font-family: Arial"> &#8211; Call some local TV stations and run this yourself. Ask for &#8220;agency discount&#8221; if you&#8217;re acting as the agency i.e. handling placement. Cost varies based on Nielsen Ratings, which are audited audience numbers&#8230; i.e. NYC will cost more than Podunk, WY, so you&#8217;re really looking at a per capita audience reach. Generally, from what I hear, the sweet spot seems to be about $90 to $200 per insertion, and should yield a cost-per-call of roughly $35 to $45, ballpark. If you then close, say, 20%, that yields a cost-per-closed-deal at $175-$225 for example.</span></div>
<div><span style="font-family: Arial">- Option 2 is work with a media buyer..they really want to get you spending $50k/mo, but ask them for a minimum buy, take whatever they say and divide in half, and tell them that&#8217;s your starting test market budget. Tell them who you want to reach as a bulls-eye demographic i.e. spike TV is obviously more guys, good for rogaine ads, while daytime cooking shows get more women (not being sexist here, check the demographic reports and you&#8217;ll see) age 25-45 (good for, say, debt settlement).</span></div>
<div><span style="font-family: Arial"> </span></div>
<div><span style="font-family: Arial">Call me if interested. We just do the creative, but can recommend media buyers. You won&#8217;t get agency discount with them, but will probably save the $$ in the end because of their experience dealing with networks / stations. You&#8217;ll also save a lot of time going back and forth over insertion orders. BTW, TV means people are usually at home&#8230; radio can work well, but expect people to be in their car.</span></div>
