Our goal for the Expired Listings Marketing system, part of “The 6 Pillar System” by which you develop several solid “pillars of business”, is to have a turn-key automated marketing system so that interested prospects call you, requesting a consultation / CMA, and are already partially pre-sold.

First, the overview of the mechanics:

  1. Pull the expired listings for your area, or subscribe to a service like RedX, which will do it for you. Upload this data into SwiftCRM if you plan to send each prospective homeowner multiple messages (as you will later re-mail the non-responders)
  2. Send Expired Listings a Postcard / Letter offering a free “Home Didn’t Sell” secrets kit. The postcard tells them in order to get the kit, they need to register online at one of:
    1. A domain you buy (we’ll setup a landing page mini-site for you).
    2. YourSite.com/expired (we’ll provide code and graphics to embed).
    3. BadMarketSecrets.com/YourCity (We set this up)
  3. Your visitor / expired-homeowner / marketing-target registers on the site to download their free kit, which creates a lead for you to follow up on. Registration triggers a series of autoresponders, and once they register, they’ll have instant online access to videos and reports, all branded to you and ghostwritten for you.
  4. Re-mail the non-responders 3-4 weeks later if you prefer.

Included with the kit:

  • A complete landing-page mini-website with a high-performing landing page, a “thank-you” page the visitor sees after registration, contact page and Terms & Conditions (required for legal reasons).
  • All the videos required and referenced within the kit, which includes:
    • Promo video to entice registration
    • “Why Didn’t My Home Sell” – covers Pricing, Promotion & Presentation
    • Pricing video
    • Presentation & Staging video
  • Postcard designs
