Original Posted at http://www.linkedin.com/groups?gid=102525 – the LinkedIn.com NAR Group:

One trend that’s been sold to realtors in the last few years is single-property websites. These are a great idea – IF they are done right. The right way is via a 302 redirect (more on this..).

Done wrong, they hurt your SEO / Google-Position.

They’re great because of several reasons::

It’s a great way to get buyers more info, in an easy format – i.e. 123MapleSt.com – and the domain is only ~$10.87/year, money well spent if you promote the domain.

If you do it right, and install Google Analytics (free), you then have fanstic ammo should you need to ask for a reduction. You have clear stats in black and white to tell the seller “the market is telling us it’s not seeing enough value for the price and I interpret this as….” – notice “the market is telling us”, not “you should” or “I would” – you’re the weatherman, you don’t make the weather, you just intepret and predict reality. Anyway, the numbers won’t lie, if you set it up right.

They show other potential listers you’re tech savvy (even if you’re not)

They help you get better performance out of other ads i.e. print ads by making it easy to get immediate info.

Good ones can be formatted for iPhones etc. (ours are by default), which these days, is most likely if the client is driving by or seeing a newspaper ad (remember those?). BUT, when it comes to SEO Search Engine Optimization, you _need_ to put all your eggs in one basket. It’s competitive, and you need to focus your efforts to stay on top.

Here’s the trick: Get a blog (Like come with http://realestatemarketing.me/the-6-pillar-system ), where you have absolute control over the URL name and the SEO functions, create the single property page as YourDomain.com/123-Maple-Lane and on the GoDaddy (or any registrar) side, setup a 302 redirect from 123Maple.com to redirect to YourDomain.com/123-Maple-Lane. This will then “pass through” the “SEO juice” to your main site, causing your main website to rank higher, since google will basically recognize the redirect and view it as a “backlink” – much needed in helping you be #1 on google.

Hope this helps!

Our 6 Pillar System + Blog + “Google Dominator” system launches soon, but this trick works with any good website system wherein you have absolute control over the URL structure, as the right URL makes a big difference in your web position, also, if using a blog, it should really support either multiple themes within one blog (not common) or variable headers and/or variable templates so you can have your single-property website “live” within your main website. Last, ideally, it allows google analytics or some other analytical reporting for just that section of the website, so you can show a seller how many interested people were there vs. the visits vs. the total pool of active buyers.

Expired Listings Marketing - one of the "6 Pillar System" niches of business for real estate agent marketing. If you're looking for expired listings marketing, this turn-key system has everything needed: HTML to embed into your website, a complete website branded to you, video library, autoresponders, training, and more.

Expired Listings Marketing

Our goal for the Expired Listings Marketing system, part of “The 6 Pillar System” by which you develop several solid “pillars of business”, is to have a turn-key automated marketing system so that interested prospects call you, requesting a consultation / CMA, and are already partially pre-sold.

First, the overview of the mechanics:

Pull the expired listings for your area, or subscribe to a service like RedX, which will do it for you. Upload this data into SwiftCRM if you plan to send each prospective homeowner multiple messages (as you will later re-mail the non-responders)

Send Expired Listings a Postcard / Letter offering a free “Home Didn’t Sell” secrets kit. The postcard tells them in order to get the kit, they need to register online at one of:

A domain you buy (we’ll setup a landing page mini-site for you).

YourSite.com/expired (we’ll provide code and graphics to embed).

BadMarketSecrets.com/YourCity (We set this up)

Your visitor / expired-homeowner / marketing-target registers on the site to download their free kit, which creates a lead for you to follow up on. Registration triggers a series of autoresponders, and once they register, they’ll have instant online access to videos and reports, all branded to you and ghostwritten for you.

Re-mail the non-responders 3-4 weeks later if you prefer.

Included with the kit:

A complete landing-page mini-website with a high-performing landing page, a “thank-you” page the visitor sees after registration, contact page and Terms & Conditions (required for legal reasons).

All the videos required and referenced within the kit, which includes:

Promo video to entice registration

“Why Didn’t My Home Sell” – covers Pricing, Promotion & Presentation

Pricing video

Presentation & Staging video

Postcard designs

Interested in this system? Pre-Launch pricing is still available, as we refine our marketing results.

If you’re interested in using this system for your area – contact us soon for special pre-launch pricing and market exclusivity.

After the client registers (creating a lead for you to work), they are given access to the member’s video section. You can also directly access these videos as well, i.e. by direct URL, for clients sitting in your office or for whom you’ve already captured their contact information. This kit includes the following titles:

Personalized Intro / Landing Page Video, which entices the visitor to register. This includes a hand-edited intro to the video.

Pricing Secrets. Covers how interest peaks then declines, the graph of condition and relative price, and does some of the “dirty work” in advance i.e. working them down on price, so you can look like the expert and perhaps a hero, without playing unrealistic “bidding for listings” traps. This will even lay a few “bear traps” for your competitors!

3 Ways to Get Thousands More when Selling Your Home – just a short video covering some easy tricks to increase value.

3 Ways to Beat Competing Sellers – subtly introduces the client to the fact that real estate sales happen in a competitive landscape, while making it seem like you’re giving them tangible value and secrets.

7 Ways to Get Top Dollar – breaks down the overall strategies of increasing perceived value, pricing well out of the gate, promoting the property well, avoiding common pitfalls like pet odors, and more. Let us be the bearer of bad news, so you can play “good cop” and stay on their side!

11 Common Mistakes Sellers Make, ranging from not thinking like a buyer, not de-cluttering the house, and more.

Proven Success: What Advertising Works. This is mostly to make you look good and increase your value as a listing agent.

Presentation Secrets of the Hollywood Professionals – a quick introduction to basic staging concepts.

Why use video? Humans are busy, and sometimes lazy, and are more likely to retain information via video. They’re also more likely to share the information, since it’s in an easy-to-digest, easy-to-email format – which means more referrals for you. This also duplicates your time, so you can be selling 24/7 online to hundreds of people, so you can spend more time actually selling, and less time on consumer education. Last, as mentioned, video is a great way to provide some distance from some of the information the consumer may not want to hear, while still getting the message across.

As always, this pillar includes:

The website, hosted, with a control panel back end for you to make small changes. The page will automatically save versions, so you can always revert back if needed, or even run A/B testing to see which page performs better. The page is pre-loaded with sophisticated lead capture, cookie tracking, analytics and more – but it’s still simple to use. If analytics means nothing to you, just ignore the information – but if you know how to read the basic graph, you can really get a handle on your cost-per-lead, cost-per-listing-appointment, and cost-per-signed-paid-closed-deal with this system.

HTML for you to embed into your own website if you prefer. This is less functional, but for those who prefer that for SEO reasons, it’s an option.

All the videos, delivered automatically, 100% hands-free to your visitors

A complete SwiftCRM account, a very powerful sales dashboard to manage your leads and transactions, mine your closed deals, handle and track your marketing, and so much more.

Unlimited Autoresponder Messages. We give you a “base camp” to grow from of content, and you can add as many on-going messages as you like.

Pre-Made Advertising to run on Trulia, Craigslist, Facebook, ActiveRain, Google, and other locations around the internet to drive traffic

A SEO Guide to free and cheap methods to drive traffic to your site using social media, article writing, and other tricks

Multi-User Blog for agents to collaborate and easily create new content, pre-optimized for search engine traffic and with lead-capture already built in.

As you can see, we have worked hard to make this as turn-key a marketing system as you will ever get. We can’t deliver the CMA’s for you or take your listing appointments, but half the CMA content will be already done via video, so you can focus on closing, while looking efficient with the help of your trusty “media assistant” to make you look great.

You know you want it, so let’s make it easy: Call now for Special Pre-Launch Pricing! 800-840-3928 ext 2.
